Development and growth of the City of Lenexa is managed in part through the administration of zoning districts. Every parcel within the City limits of Lenexa (excluding highway rights-of-way) carries a zoning classification that designates the uses that may be permitted on the parcel. Zoning classification provides a method for protecting and enhancing property values. Projects in "planned" zoning districts are reviewed in detail to ensure that they meet the goals of the City for development. The following is a list and brief description of the zoning classifications found within the City of Lenexa.

Agricultural

Permits agricultural uses such as raising crops and livestock.

RE

Residential Estate

Permits large lot residential development on minimum 1-acre lots.

RP-E

Planned Residential Estate

Permits residential development on lots of less than 1 acre provided open space is adequate to meet the 1 dwelling unit per acre (DUA) requirement.

R-1

Single-Family Residential

Permits typical urban residential subdivisions with no more than 3.5 dwelling units per acre (DUA).

RP-1

Planned Residential (Low- Density)

Permits use of small lot residential subdivisions provided open space is provided to meet the 3.5 DUA.

RP-2

Planned Residential (Intermediate-Density)

Permits development of single-family or duplex units with a maximum of 8 DUA.

RP-3

Planned Residential (Medium High-Density)

Permits development of residential dwelling units with a maximum of 12 DUA.

RP-4

Planned Residential (High-Density)

Permits development of residential dwelling units with a maximum of 16 DUA.

RP-5

Planned Residential (High-Rise)

Permits development of residential units with a maximum of 36 DUA. High Rise development is allowed in this district.

Permits low intensity office uses that serve the neighborhood and community needs.

CP-O

Planned General Office

Permits a variety of office uses and selected services.

CP-1

Planned Neighborhood Commercial

Permits low-intensity retail, office & convenience uses that serve the neighborhood & limited community needs.

CP-2

Planned Community Commercial

Permits retail, office & service uses that serve community needs.

CP-3

Planned Regional Commercial

Permits retail and commercial uses that serve the community and regional needs.

CP-4

Planned Service Commercial

Permits high-intensity commercial & limited industrial uses with operating characteristics that are incompatible with residential & low-intensity commercial uses.

HBD

Planned Historic Business District

Permits general retail uses and encourages preservation of the historical significance and unique qualities of the area. Also allows residential use above the first floor.

BP-1

Planned Business Park

Permits predominately office or research type facilities with lower intensity or smaller scale manufacturing, warehousing and wholesaling.

BP-2

Planned Manufacturing

Permits predominately light industrial uses include wholesaling, manufacturing and warehouse operations in addition to research and office uses.

Planned Unit Development

Permits mixed use development allowing a potential mix of residential and commercial land uses or a mix of commercial and business park uses.

BP-S

Planned Business Park Subsurface

Permits the potential for reuse of the underground mining areas for commercial and/or industrial uses.
